CampWoods: A Serene Place to Raise Your (Small) Family

Tucked behind a pair of riverstone columns on Campwoods Road is a quiet paradise.

The grounds of what used to be a Methodist Camp dating back to 1831 has long been converted into a year-round community of 45 very sweet homes. There are several for sale now, including this jewel of a yellow Victorian, mostly hovering around the unheard-of-in-Westchester price of $200,000.

Westchester single-family home sales are on the rise this quarter, so it seems likely these special homes will get snapped up fast.

The neighborhood is a real community, quiet and nearly car-free, as people keep telling me about kids running freely on an average day (today however is too hot, so it's a ghost town save for a woman walking her heavily panting dog.) There's a community garden and a gathering hall, though sadly, the Swedish Tabernacle was a tear-down.

There's no more Methodist affiliation but rather a pride now in real diversity. Wobble Cafe owner Beylka Krupp, a resident here, says there's a 10-year plan to get the building winterized for events all year from yoga and nondenominational services, to baby showers and quartet concerts.

"It's a just a great place to live," says resident Cheryl before she and her dog head off in search of shade.

From their website:

Today's Camp Woods residents enjoy the diversity and uniqueness of this community. Homeowners work together to better the community at group clean-up and gardening days, barbeques, and holiday celebrations.
